We work with local contractors to build high quality homes for sale. We don’t sell to investors; only those who will live in the homes as their primary residence. Some of these homes come with built-in assistance for those who qualify, and all of our homes are eligible for our Purchase Assistance Loan Program.

We list our homes at their full value and make them affordable with specialized loans. These loans are called Purchase Assistance Loans, or Downpayment Assistance Loans. These loans have 0% interest and no monthly payments. You repay the loans when you resell your home or when you no longer use it as your principal residence.
Purchase Assistance Loans help lower your monthly housing payment and your required downpayment to bring homeownership within reach.
Contract Price – Purchase Assistance Loan = Effective Price
When we list an Effective Price, that tells you the amount you need to qualify for between your traditional first mortgage and any cash you will bring as a downpayment. If this seems a little confusing, don’t worry! We’re here to walk you through it every step of the way.
